You can expect several washes around the edges property, on the northwestern side running north to south and on the southeastern side running west to east. There vegetation cosists of low brush including cactus, grass and sagebrush. Some juniper trees can be found on the southeastern side of the property with more trees along the wash on the northwestern side. There is a tunnel that goes under the railroad tracks to access the property. The only neighbor in the area is about a mile to the northeast.

The Carrizo Ranch HOA/POA maintains the access roads. The water table generally high in this area and water wells allowed with permits.
