Area
1.8 Acres

Property Summary

Your 1.8 acres sit between the Klamath Falls Lakeview Forest to the south, and the Sprague river to the north. This slice of rustic wilderness offers unmatched build versatility in a location ripe for adventure. Plentiful wildlife, lush forests, lakes and mountain ranges; welcome to the natural playground. As they say around here, “Meet me in Klamath!”.

With 300 days of sunshine to play with, it would be a shame to waste it. Fly fisher, hunter, hiker, mountain bike rider; the diverse landscape offers adventure for all appetites. The Sprague River provides a stunning setting for flyfishing, and is some of the best in the northwest. What’s cooking on the barbecue? Could be brown trout. Wildlife is abundant, and Elk, Antelope and Deer call the forested land home. Venturing further afield, past the Sprague, is perhaps the area’s most endearing natural feature, the Crater Lake. The crystal clear waters of the ancient volcanic basin sit below an impossibly picturesque mountain range.

Your slice of acreage is zoned rural residential. Site built, mobile homes and manufactured homes are permitted, and builds can be as small as 300 sq. ft. Set up a cabin, a getaway lodge, or even a tiny home. Perhaps you don’t have a plan yet? You’ve got yourself a beautiful camping spot until you do. Roast marshmallows under clear, star-spangled skies.

Klamath County offers a perfect mix of tranquility, natural beauty, and community. The county is dotted with welcoming towns with friendly locals with plenty of tales to tell. It’s a great place for an adventure in nature, but when civilization calls, you’re just 31 miles from the Klamath Falls township. Your closest store is in Yona Valley, just a 15-minute drive away. You’re just 2 hours from the vineyards of Medford too. Sample the local produce and stock up on ‘supplies’.

Lodgepole and ponderosa pine cover the property, and a 200 year old plus juniper presides over the land right in the middle. Manzanita shrubbery covers the southern end and there is also a small rock outcropping. The land is gently sloping, and clearing a few pines will give you a view to the mountain ranges to the north. You’ll be leaving civilization in your dust, literally, as the property is accessible via a well maintained gravel road. Water would be a well, water haul and holding tank or other similar option, and if you want to connect to the grid, there is a power post at the front of the lot. The property gets full strength cellular service too, so you can order in if the fisherman comes home empty handed (a significant tip could be in order for the delivery driver though).

Money Magazine recently rated central Oregon as the #1 place in the West to retire. You won’t have time to retire here though, there’s too much to do. Pack your bags, tune up the rod and reel, roll up the build plans and start something special in Klamath Falls. Your very own slice of Oregon awaits.

  • Outdoor adventure – fresh-water fishing, hunting, hiking.
  • Birdwatchers paradise – Klamath Falls is located within the largest migratory bird route in the west.
  • Sprague River fly fishing – pack your fly fishing rod, the Sprague and Williamson Rivers await.
  • Build versatility – sparse tree coverage, gently sloping with a view to the mountains.
  • How about the weather – the warm season here lasts for 3 months from June 19 to September 17, with an average daily high temperature above 75°F.
  • Camping is allowed for up to 21 days every 6 months.
  • 300 days of sunshine – you’d probably want a break from it after that.
  • 16 miles to Sprague River Township
  • 31 miles to Klamath Falls (Walmart and Home Depot)
  • 58 miles to Crater Lake National Park
  • 108 miles to Medford (Walmart Supercentre)
  • 294 miles to Portland
  • 324 miles to Sacramento
  • Airports in both Klamath Falls and Medford
  • Hospital: Sky Lakes Medical Centre – Klamath Falls
