Property Summary

A Quiet Five Acres in Witch Well Ranches, with History All Around and Sky in Every Direction

Pull off Highway 191 south of St Johns, follow the dirt road through an unlocked gate, and ease down the two-track along the eastern lotline. You’ll know you’re in the right place when the noise from the highway is gone and the only thing left is the wind moving through the juniper. Park where it feels right. Walk a slow loop. There’s a reason people come out here and stay longer than they planned, and it has a lot to do with how long it’s been since the rest of life actually got quiet.

This is country for the patient kind of buyer. Set up the tent or back the camper in for a long weekend, watch the wildlife move through at first light, hike the ridges, sight in a rifle for the fall, or just spread a blanket out and let the kids run themselves tired under a sky with nothing in it. Hunter, homesteader, weekend escape artist, husband who needs a quiet place to be useless on a Saturday? There’s room for all of you, and room to make a piece of it yours.

The build rules are forgiving. Agricultural zoning, no time limit to build, no minimum dwelling size hanging over your head. Tiny homes are welcome from 200 square feet on up. Manufactured homes work too as long as they’re 15 years old or newer. RVs are allowed full-time once you’ve got an approved septic in the ground, and short-term camping in a tent or trailer is fine up to 30 days a quarter.

The parcel sits in Witch Well Ranches Unit 2, in the southern stretch of Apache County, with St Johns as the closest town for groceries, fuel, and a real conversation. The Witch Well Tavern, which is now a drive-through liquor store, is up the road a piece. A godsend for a whiskey shortage. The whole area carries the kind of history you can feel under your boots. Native American ruins are scattered through this part of Apache County, stones and old pottery both, the kind of thing you don’t move and you don’t talk about loudly.

Here’s what you need to know about the logistics. Access is dirt and a two-track, and the road gets interesting after rain, which is exactly the kind of thing the right buyer reads as a feature. That dirt is part of what the word “yours” means out here. There are no power posts and no city water, so this is solar, wind, or generator country, with a well or a water haul and a holding tank for the rest. Cell service is 4G out here, which is more than you’d guess. The land is mostly flat with a slight slope toward the east, sandy underfoot, with juniper groves and low cactus and sagebrush filling in the gaps. Annual taxes come in at about ninety-five dollars a year. There’s no HOA telling you what color to paint the door of a cabin you haven’t built yet.

There is history in the sands of Apache County, and enough room for the next story to be yours.

  • 5 acres in Witch Well Ranches Unit 2, southern Apache County, Arizona
  • Sits at 6,062 feet, with views west to the White Mountains and north toward the Painted Desert
  • About 28 miles south of St Johns for groceries, fuel, and a real conversation; Springerville and Eagar are about an hour east
  • Show Low is the closest run for big-box stores (Walmart, Home Depot), about an hour and twenty-two minutes west on the way out of the high desert
  • Native American history in the surrounding area, including ancient stones and old pottery
  • Agricultural zoning with no time limit to build and no minimum dwelling size
  • Tiny homes welcome from 200 square feet up; manufactured homes allowed if 15 years old or newer; RV full-time living allowed with approved septic
  • Off-grid by design: solar, wind, or generator for power, well or water haul plus holding tank for water, septic for sewer
  • 4G cell service holds up better than most folks would expect this far out
  • Mostly flat with a gentle east slope, sandy soil, juniper groves, low cactus and sagebrush
  • Low annual property taxes, no HOA, dirt-road access via Highway 191 (the road gets interesting after rain, which is exactly the point)
