You swap into a parcel that costs the same or less.
Most exchanges land in this shape.
- Doc fee (the paperwork)
- $250
- Principal you’ve paid
- Carries over
- Monthly payment
- Resets on new contract
That’s the whole out-of-pocket.
If you bought land from us on terms and you decide a different parcel is the better fit for your family, we’ll trade you. Your principal moves with you. The doc fee for the swap follows the parcel you’re moving into, and it never goes below $250. The clock is one year from the day you signed.
The Property Exchange is for current Landopia buyers who are paying on a parcel and realize a different one in our inventory is the better call. Maybe the family wants more acres now that the kids are picturing themselves out there. Maybe you walked the original parcel for the first time and realized you want to be closer to a different stretch of public land instead.
Whatever the reason, you don’t lose what you’ve put in. We take the principal you’ve paid on the original parcel and apply it as principal on the new one. You pay the new parcel’s doc fee, which starts at $250, sign the new contract, and the adventure picks up on a different piece of ground.
The land swaps. The note stays with the family.
The doc fee is what gets the exchange in motion. Nothing reserves until the fee is paid.
We don’t have your principal number at our fingertips on the first call. Give us a day or two to pull the math, then we’ll tell you exactly what current inventory your balance covers.
You sign the Property Exchange & Termination of Agreement, which closes the old contract and cancels its note. A new contract opens on the swap parcel, your principal moves over, and your monthly payment resets based on the new contract.
You can only swap into a parcel we currently have for sale. If nothing in current inventory feels like the right fit, that’s a conversation worth having before the doc fee is paid, not after.
I’d rather show you the math than have you guess at it. The rule is one sentence: your principal carries over, and you pay the doc fee on the new parcel.

The test: does your principal cover the new down payment?
Every dollar of principal you’ve already put in stays on your side of the ledger.
What stays the same in both cases: you pay a doc fee, your principal carries over, and you keep your seat as a Landopia buyer in good standing. One guardrail to know up front: the parcel you swap into needs to be priced at or above the principal you’ve already paid, so every dollar carries over and nothing gets stranded. We don’t refund principal in cash.
Buying raw land sight unseen is a real act of trust. Most of our buyers walk their parcel for the first time after the contract is signed. Sometimes life shifts in that first year, and the family’s idea of what the land should be shifts with it.
When that happens, I’d rather move you onto the right ground than watch you walk away from the one you started on. The Exchange is how we make that easy. You stay a Landopia owner, we keep the relationship, and the land you actually end up with is the one that fits the life you’re actually building.
If you ever call thinking about backing out, the first thing my team is going to do is walk you through the Exchange before anything else. That’s how much we believe in it for the buyer who realizes their first pick wasn’t quite the fit.

A phone call with a Land Specialist is the quickest way to get started. They’ll pull your file, confirm your day-365 window, and walk you through what’s currently available.
If you already know which Specialist you’ve been working with, emailing them directly is a fine way to kick it off too. If you don’t have their email handy or that person is no longer with us, send a note to sales@landopia.com and someone on the team will pick it up the next business morning at the latest.
Have your original parcel handy when you reach out so we can pull the principal balance and the signing date in one pass.
The Property Exchange is one piece of how we look out for our buyers. Here’s a quick look at the rest.
100 days to decide the land is right for you, or walk away with your principal back.
See how it worksThe clean title transfers at payoff, not something weaker. Warranty deed, the strongest deed there is.
See how it worksCamp, hunt, and set up a base camp from the day you sign, not the day the note pays off. Permanent improvements wait for title.
See how it worksA piece of land is supposed to feel like home before you ever build on it. If the one you started with isn’t there yet, let’s get you onto the one that is.
