Landopia Buyer Benefits
More than a deed.
I built Landopia to make land ownership reachable for working families that banks won’t lend to. That’s the affordability side of the brand, and it’s what gets a buyer onto their first parcel. The 10 benefits on this page are the other half. What we stand behind once you’ve signed, what protects you if life turns, and what you actually walk away with when your note is paid off. They aren’t sales gimmicks. They’re how we look out for our buyers, and how we’ve earned the trust to keep doing this work for the past decade.

The Life of a Landopia Note
Ten benefits, from signature to deed.
Every one of the ten lands somewhere on the life of your note. The four big ones anchor it: the financing, the two protection windows, and the deed. The other six fill in the stretch between your signature and the day the parcel is yours.
Around $175 down puts you on your own ground. No bank. No credit check.
Most folks get started for around $175 down and a one-time doc fee that starts at $250. Monthly payments are built for working families. No bank, no credit check, no closing rooms. Sign digitally from anywhere, pay through GeekPay autopay, and start the adventure on day one.
See How Financing WorksUse the land from the day you sign.
Camp, hunt, hike, set up a base camp, get the family out there. Your use rights kick in the moment your contract is signed, not years down the road at title transfer. Permanent improvements wait for title; recreational use starts day one.

Buy the land on terms, walk it for yourself, and if it isn't what we said it was, you've got a 100-day window to get out and get your principal back. No credit hit, no collections file, no penalty on your end. Available to terms buyers; cash sales are final.

Inside your first 365 days from signing on a terms contract, you can swap your parcel for a different one in current inventory. Your principal carries over. A doc fee covers the paperwork, starting at $250. Maybe the family wants more acres. Maybe you walked it and want a different stretch of public land nearby. Either way, you've got a year to make the trade.

Cards expire. Banks glitch. A bad week happens. You've got 10 days of grace from your due date before any formal process starts. A missed payment doesn't make you a bad buyer.
Skip a payment when life throws a hard month.
The Payment Protection Program is optional. It lets a buyer skip one payment per calendar year by pushing it to the back of the note. A Land Specialist can walk you through how the Program works and whether it's the right fit for your situation.

No prepayment penalty on any Landopia note. Pay extra anytime, run the full schedule, or wrap the note up in one shot. Faster payoff typically reduces your total cost on the parcel too. Your note moves at your pace.
Refer a buyer, earn a free month.
If you refer a new buyer who purchases a parcel and mentions your name, you earn one free month of payments on your existing note (up to $250 in value) after their 100-day Peace‑of‑Mind window closes. Stackable across multiple referrals.

When your note pays off, the parcel transfers to you on a warranty deed unless your specific contract notes otherwise. The warranty deed is the strongest deed available to a buyer. We stand behind the title and warrant the parcel is free of undisclosed claims. Many online land sellers default to weaker deeds. We don't.

When your note pays off, we handle the deed preparation and recording. Property taxes and HOA dues are brought to current. Nothing extra to pay at the finish line. The parcel becomes yours, free and clear.
Land ownership shouldn’t require wealth or insider access. It should require commitment and a fair shake from the company selling you the parcel. These 10 ways we look out for our buyers are the fair shake. Everything else is up to you.
