Landopia Website Terms of Use

1. About these Terms of Use

Landopia.com (the "Site") is operated by Sevenstar Investments, LLC, a Tennessee limited liability company doing business as Landopia. In these Terms of Use, "Landopia," "we," "us," and "our" mean Sevenstar Investments, LLC and its affiliated companies, and "you" means anyone who visits or uses the Site.

By using the Site, you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the Site.

These Terms of Use cover your use of the website. If you reserve or purchase a Parcel, that transaction is governed by our separate Terms of Sale, not by these Terms of Use.

2. Who may use the Site

You must be at least 18 years old and able to enter into a binding agreement to use the Site to reserve or purchase land. You agree to use the Site only for lawful purposes and in keeping with these Terms of Use.

3. Acceptable use

When you use the Site, you agree not to:

  • use the Site for any unlawful, harmful, or fraudulent purpose;
  • copy, scrape, harvest, or collect content or data from the Site by automated means, or republish or resell our listings or content, without our written permission;
  • interfere with, disrupt, or try to gain unauthorized access to the Site, its servers, or any account;
  • introduce viruses or other harmful code;
  • reverse engineer or try to derive the source code of the Site;
  • impersonate anyone or misrepresent your affiliation with any person or company.

4. Property listings and information

Our listings and the information on the Site, including acreage, location, zoning, utilities, taxes, maps, photographs, and pricing, are provided for general information and can change or become unavailable at any time. A listing is not an offer, and no purchase is final until you complete a Claim and sign your Contract Documents under the Terms of Sale.

Parcels are raw land sold as-is. We describe each Parcel in good faith, but you are responsible for verifying anything that matters to how you intend to use it. Our Terms of Sale and Seller Disclosure explain this in more detail.

5. Intellectual property

The Site and its content, including the Landopia name and logo, text, listing copy, photographs, graphics, and design, belong to Landopia or its licensors. The Landopia name and logo are trademarks we use in our business, and our website content is protected by copyright and other laws. We give you a limited, personal, non-exclusive right to view and use the Site for its intended purpose. You may not copy, reproduce, distribute, or create derivative works from our content without our written permission.

6. Third-party services and links

The Site uses and may link to third-party services, including our payment processors (Stripe, Authorize.net, and Coinbase), electronic signature (RightSignature), and mapping providers. If you buy on terms, you manage your monthly payments through a separate servicer portal (GeekPay) after your contract is signed. These services have their own terms and privacy practices, and we are not responsible for third-party websites or services.

7. Electronic communications

By using the Site and giving us your contact information, you agree that we may communicate with you electronically, including by email and, where you have given us a phone number, by phone or text about your inquiries and any transaction. Promotional text messages, such as our Deal of the Week, are optional and require a separate opt-in, which you can stop at any time by replying STOP. Our Privacy Policy and Terms of Sale explain how we handle communications.

8. Disclaimers

The Site is provided "as is" and "as available." We work to keep it accurate and running, but we do not promise that the Site will be error-free, secure, or uninterrupted, or that the information on it is complete or current.

9. Limitation of liability

To the fullest extent allowed by law, Landopia and its affiliated companies are not liable for any indirect, incidental, special, or consequential damages arising from your use of the Site, and our total liability for any claim relating to the Site is limited to the amount, if any, you paid us for access to the Site. This does not limit any rights you have under your Contract Documents or the Terms of Sale, and it does not exclude any liability that cannot be excluded under the law.

10. Indemnification

You agree to cover Landopia and its affiliated companies for any claims, losses, or costs, including reasonable legal fees, that result from your misuse of the Site or your violation of these Terms of Use or the law. This does not apply to the extent a claim is caused by our own conduct.

11. Privacy

Your privacy matters to us. Our Privacy Policy explains what information we collect and how we use it. By using the Site, you agree to our Privacy Policy.

12. Governing law and disputes

These Terms of Use are governed by the laws of the State of Tennessee, without regard to its conflict-of-laws rules. Any dispute relating to the Site or these Terms of Use will be handled in the state or federal courts located in Tennessee, and you agree to that jurisdiction.

13. Changes to these Terms of Use

We may update these Terms of Use from time to time. Changes take effect when we post them, and your continued use of the Site means you accept the updated Terms of Use.
