Up in the northwest corner of the state, where the Blue Ridge climbs past 3,000 feet and the air changes somewhere around Boone, that's where our North Carolina land sits. Watauga County, in the High Country around Banner Elk and Beech Mountain. Hardwood ridges, gravel roads that get quiet fast, and the kind of cool summer evening that people three hours south drive up for.

Weekend skier, leaf-season family, someday-retiree, fellow whose neighborhood board back home won't let him paint his own front door? Y'all are in the right place.

Getting started in North Carolina runs around $300 down plus a one-time doc fee. No credit check, no bank, no song and dance. My team of Land Specialists handles the paperwork. The rest of it is up to you.

What It's Like to Own Land in North Carolina

A foothold in the mountains, without resort money.

Most people fall for the High Country the same way. A cabin week near Banner Elk, the kids stop looking at their phones, and somewhere on the drive back somebody says "we could do this for real." Our Watauga County parcels are for that family.

Most people who fall for the High Country do it the same way. They rent a cabin near Banner Elk for a week in October, the kids stop looking at their phones, and somewhere on the drive back down the mountain somebody says, “We could do this for real.” Then they price a lot up top and the idea goes quiet again.

That’s the buyer our North Carolina land is for. Folks who want a foothold in the mountains without paying resort money for it. Our Watauga County parcels sit at the western base of Beech Mountain, a few minutes below the ski slopes and the hiking trails, about fifteen minutes from Banner Elk for groceries and dinner, and about forty minutes from Boone when you need a big-box run.

Here’s what you need to know: what you can do on a North Carolina parcel while you’re paying for it depends on the county and, inside town limits, on the town. The lots we carry right now sit inside Town of Beech Mountain zoning, where the rules are written for houses, so living in an RV or a tent isn’t on the table there, and the cabin itself waits until the parcel is paid off and the deed is in your name. You can still walk your parcel, visit it, plan on it, and stand on it in the fall while the color comes down the ridge. Other parts of the state treat camping differently, so every listing spells out what its own ground allows. If a parcel doesn’t fit the trip you have in mind, the Land Specialists will point you to one that does.

  • Stand on your ridge in the fall while the color comes down the mountain
How Owner Financing Works for North Carolina Land Buyers

Four steps, and the deed lands in your name.

Here's how the structure works on every Landopia parcel, North Carolina included. You pick a parcel, put a small down payment in, make a monthly payment, and the warranty deed transfers when the note is paid off. No bank, no balloon, no surprise fees.

  1. Step 1

    Pick a parcel.

Every North Carolina listing spells out the community, zoning, utilities, access, and the exact down payment and monthly payment before you commit.

  2. Step 2

Put a small down payment in.

A typical down payment runs around $300, plus a one-time doc fee that starts at $250 to get the paperwork moving.

  3. Step 3

    Make a monthly payment.

Payments are sized so a working family can carry one without it stinging. No bank, no credit check, no proof of income.

  4. Step 4

    Get the deed.

When the last payment clears, the land is yours, warranty deed recorded in your name. No balloon payment, no surprise fees at the end.

Where the Inventory Sits in North Carolina

Watauga County, in the High Country.

Watauga County is where our North Carolina parcels live, in the High Country that runs from Boone west to the Tennessee line.

Watauga County

Laurel Gap

Wooded, sloping lots at the western base of Beech Mountain, around 3,500 feet, off publicly maintained gravel roads with grid power at the roadside. No mandatory POA, no dues.

Cabin-lot sized
Worth knowing

The town of Beech Mountain runs its own show.

Beech Mountain is the highest incorporated town in the eastern United States, and it runs its own water, sewer, and zoning. That's the office that says yes to your cabin plan, so a call there is an early step, not a late one.

Not Sure Which Fits?

If you're looking at North Carolina and want to know whether a specific lot fits the cabin you have in mind, the Land Specialists know each one. Send a note from any active listing and they'll walk you through it.

Buying land online for the first time I was very wary of getting scammed. I double-checked Erik's business information and he was very helpful through the whole process at reassuring me. I'm already asking about more land in the surrounding area for another purchase.

Frequently Asked Questions

Frequently Asked Questions About Buying North Carolina Land

Can I camp on the land while I'm paying for it?

It depends on the parcel. Camping rules in North Carolina are set by the county, and inside town limits by the town. Our current Watauga County lots sit inside Town of Beech Mountain residential zoning, where living in an RV or a tent isn't a permitted use, even short-term. Other North Carolina ground can be different. Each listing states what its zoning allows.

Can I build a cabin on the land?

Not while the note is being paid. A cabin is a post-payoff improvement. Once the parcel is paid off and the deed is in your name, the Town of Beech Mountain's R-2 zoning allows a single-family home or a modular home on a permanent foundation, with a minimum heated size and setbacks the listing spells out. The full list is on the Day-One Use Rights page.

Is there water on the land?

Town water reaches parts of the Laurel Gap area, but whether a tap actually serves a given lot has to be confirmed. If it doesn't, plan on a drilled well. Each listing tells you what we know about that parcel.

What about septic?

Plan on it. There's no confirmed town sewer at our lots, so a build means an on-site septic system, which starts with a soil evaluation and an Improvement Permit from Watauga County Environmental Health.

Are there utilities?

Grid power runs at the road through Blue Ridge Energy on the lots we carry. That's a real advantage over most of what we sell out west, where solar is the plan.

How's the access?

Gravel, publicly maintained subdivision roads. Snow and ice come with the elevation, so a winter trip up means a vehicle that can handle it. The rest of the year the roads are what you'd expect from a mountain neighborhood.

Is the ground buildable?

It's mountain ground, so it asks for a real plan. Expect a grading and erosion-control review, and after what Hurricane Helene did to this region in 2024, a geotechnical evaluation is money well spent before you pour a footing. Every listing says what we know about slope and soil on that parcel.

Do you do credit checks?

No. Owner financing means you finance the parcel directly with us. No bank, no credit pull, no proof of income required.

The High Country was here long before the resort brochures, and it'll be here long after you hand your corner of it down.
