Luna County, New Mexico · near Deming · APN 3051142314101: Power on the Road, Deming Four Miles Off, and No Rulebook

Lonespur Road, Deming, NM 88030

Open desert off Lonespur Road, four miles south of Deming, with a recorded road and utility easement, power lines in the area, and the Florida Mountains standing along the eastern horizon. This is a homesite, not a hideout: you can drive to a Walmart in ten minutes and still have five acres to yourself when you get home. No zoning, no HOA, and the county is fine with a manufactured home.

Homestead Ground With a Grocery Store Attached

The usual choice with cheap land is between a place you can live and a place you can afford. Out here you can put a real house on five acres, drive into Deming for the week's groceries, and be back before the coffee's cold.

Set the home where the mornings hit it. Run a line from the power that already serves the area, put in the well, fence the back for a couple of goats or a horse, and let the kids figure out the desert the way kids do (mostly by finding every cactus with their shins). There's no subdivision telling you the color of the roof, and no clock telling you when to start.

You're four miles south of Deming on the west side of the Florida Mountains, with Las Cruces about an hour east and El Paso about an hour and a half. Ten minutes down the road, Rockhound State Park is one of the few state parks in the country that lets you dig and carry rocks home, up to fifteen pounds a visit, which is a strange and wonderful policy for a piece of public land.

The trade is water and shade, because this is the Chihuahuan Desert: your well or your tank is your water, and any shade you sit under is shade you built (the sun does not take days off in Luna County, which is also why solar pays here).

Down here the desert doesn't ask much of you, just that you show up and mean to stay. Deming has been saying yes to that since the railroads met here in 1881.

  • Power runs in the area, so a grid tie is on the table
  • Reached by Lonespur Road, a dirt road
  • Deming and its Walmart Supercenter about ten minutes north
  • Las Cruces about an hour, El Paso about an hour and a half
  • No zoning, no HOA, and no clock on when you build
  • Site-built, modular, or a HUD-code manufactured home, your call
  • Rockhound State Park about ten minutes off, and you keep the rocks
  • Camp in the RV up to thirty days a year while you plan the build
  • Five acres of open desert, room for animals and a garden
  • Low annual property taxes carry it between visits

Who this parcel suits

Good fit for

A homestead, off-grid cabin, or seasonal camping base on flat New Mexico land four miles from town, with power nearby and room to drill a well.

Not a fit for

full-time RV living or mobile homes. This parcel restricts RVs and mobile homes; build with a permitted structure instead.

What’s allowed, and what it’s for

This one is a homestead first.

No zoning in Luna County does not mean no rules; it means the county reviews your site for floodplain, the state issues the building permit, and manufactured homes come in on a county installation permit with a HUD label from 1976 or later. Power already runs in the area, so a grid tie is realistic, water is a well or a hauled tank, and a conventional septic needs the three-quarter acre the state asks for, which this five-acre parcel clears easily. Once those are approved you can live in an RV on a 180-day permit while the house goes up, and there is no deadline on when you start. Lonespur Road brings you in on a recorded easement, four miles from town.

A plain-language summary of how Luna County's No Zoning, County Standards Apply zone reads, current to October 2026. It is not a determination of what you may do here, and it is not legal or land-use advice.

Yes, you can build a home here. Luna County has no zoning districts, and a site-built, modular, or manufactured home is allowed with the county and state permits.
Water, septic, and power have to be permitted and in place before a home goes on, and RV camping is capped at 30 days a year until they are.
