Otero County, New Mexico · near Timberon · APN 11O4072112343476: Pines at 7,000 Feet Without the Cloudcroft Price Tag

Basil Way, Timberon, NM 88350

Ponderosa, mescal, and yucca on a mountain shoulder at 7,008 feet, with views in essentially every direction from the road along the western line. A dry ravine cuts across the parcel and the road up is genuinely rough, which is most of the reason this kind of ground is still reachable in the Sacramentos. Timberon's covenants expect a real cabin, not a campsite, so come with plans.

Mountain Ground, Priced for the Road It Takes to Get There

Everybody who has shopped the Sacramento Mountains knows the shape of it. Cloudcroft is charming and expensive, Ruidoso is charming and more expensive, and what is left within reach is usually flat scrub two hours from a tree.

This is two thirds of an acre in the pines on a mountain shoulder, with mescal and yucca coming up between the ponderosa and mountain views in nearly every direction from Basil Way along the western line. A dry ravine runs through the parcel, which gives the ground shape and gives you an obvious place to set a cabin above it. It is small by land-shopping standards and exactly the size most cabins actually need.

Timberon itself is a piece of 1970s land history. The Moss and Farah ranch was sold in 1969 to a development company that platted this whole mountain into recreation lots and sold them by mail, which is why a town of a few hundred people sits up here with paved-name streets and a covenant book.

The trade is the road, and it is a real one. The last mile is washed out, sharp gravel and loose rock with grades over twenty degrees and few places to turn around, so plan on a capable four-wheel drive with real clearance and about half an hour from the edge of town (you will not meet anybody coming the other way, which is either the problem or the whole point).

Mountains have always charged admission in one currency or another. Up here it is the drive, and it keeps the neighbors honest.

  • Real pine country at 7,008 feet, mountain views all around
  • Build a cabin under recorded covenants, no county zoning to clear
  • Alamogordo is the big supply run, under two hours out
  • Lincoln National Forest country for hiking, elk, and cool summers
  • Go fully off-grid with solar, a haul tank, and septic
  • Four-wheel drive access keeps the traffic and the neighbors away
  • A dry ravine gives the lot shape and a natural building bench
  • Timberon village sits close for mail, fuel, and a neighbor or two

Is this your kind of land

Who this parcel suits

Good fit for

A homestead or off-grid cabin on flat terrain at 7,000 feet, with pines and genuine quiet, no HOA fees eating into your budget.

Not a fit for

Not a fit for RV camping, mobile homes, or building while living on-site in a trailer. Timberon covenants require a permanent structure and restrict temporary housing.

What’s allowed, and what it’s for

This one is an off-grid retreat first.

The bench above the ravine is the obvious place to set a cabin, with the ponderosa giving you shade on one side and the mountain views opening off the western line where Basil Way runs. Solar handles the power at this elevation and this exposure, water comes from a well or a haul tank, and septic handles the rest. The covenants push you toward a real, finished place rather than a camp, which is why the neighborhood looks the way it does thirty years on.

A plain-language summary of how Otero County's No County Zoning zone reads, current to October 2026. It is not a determination of what you may do here, and it is not legal or land-use advice.

Yes, you can build a home here, site-built or a qualifying manufactured or modular unit, under the recorded Timberon Unit 13 covenants.
The covenants set a minimum home size and exterior standards, bar tents and outbuildings as residences, and limit travel trailers to a temporary stay.
