Sharp County, Arkansas · near Cherokee Village · APN 280-00132-000: Lakes, Golf, and City Water in a Town Built for It

E Miami Drive, Cherokee Village, AR 72529

A level lot on E Miami Dr inside Cherokee Village, where power runs at the street and the improvement district's public water may already be available at the line. This is a build-a-real-house neighborhood: single-family homes, site-built or modular, no mobile homes and no camping on the lot. For somebody who wants the Ozarks with the utilities already in, that is the whole point.

A Town That Was Planned for Exactly This

Most people who say they want to retire to the Ozarks are picturing two different things at once: the quiet of the hills and the convenience of a place where the water works and somebody plows the road. Those two things almost never come on the same lot.

This one is a level lot inside Cherokee Village, on a paved street with power already at the line and the improvement district's public water available in the area, a call to the waterworks away. You build a proper single-family house here, stick-built or modular, and then you are a resident of a town with seven lakes and two golf courses and a fishing dock closer than most people's mailbox.

The village was John A. Cooper Sr.'s idea in 1954, dedicated the following summer as Arkansas's first planned recreational community. He bought hill country along the Spring River and built the lakes, the courses, and the streets before the buyers ever showed up, which is why a town of this size has amenities that a town of this size has no business having.

The trade is the rulebook. Cherokee Village is a single-family neighborhood, which means no manufactured or mobile homes, no camping on your lot, and no living in an RV while you build (the village keeps designated campgrounds for that, which is a fair swap for having neighbors who mow).

Some ground you tame. This one was tamed seventy years ago, and the only thing left to do is put a house on it.

  • Power at the street and public water possibly available at the lot
  • Seven lakes and two golf courses inside the village
  • Spring River float trips and trout water a short drive out
  • Build a single-family home from 800 square feet up per covenant
  • Hardy is ten minutes out, Jonesboro about an hour and a half
  • No separate HOA bill, the district assessment rides with taxes
  • Paved village streets, no four-wheel drive required
  • Level lot that is straightforward to build and easy to work

Is this your kind of land

Who this parcel suits

Good fit for

Good fit for a permanent owner-built home or modular house on a flat lot with access to Cherokee Village's lakes, golf course, and public water and sewer infrastructure.

Not a fit for

Not a fit for RV camping, mobile homes, manufactured homes, or off-grid living. HOA restrictions here require a traditional stick-built or modular home on a year-round foundation.

What’s allowed, and what it’s for

This one is a homestead first.

This is a level, buildable village lot on a paved street, which means the work is a house rather than an infrastructure project. Power is at the line, the improvement district's water may already reach the lot, and septic handles the rest. Put up a single-family home of 800 square feet or more, which is what the recorded covenant asks for, and you are a Cherokee Village resident with seven lakes, two golf courses, and the Spring River within easy reach, which is a different kind of land ownership than the off-grid version and the right one for plenty of buyers.

A plain-language summary of how Sharp County's Standard Single-Family zone reads, current to October 2026. It is not a determination of what you may do here, and it is not legal or land-use advice.

Yes, you can build a single-family home here, from 800 square feet up under the recorded covenant, with no time limit to build.
Manufactured and mobile homes are not allowed, camping and RV stays are prohibited on the lot, and plans need architectural approval before you build.

Plans, materials and exterior design need written approval before you build. The committee has 30 days to respond.
Modular home
With permit
Modular is the factory-built path the city allows, subject to city building code and architectural approval. Confirm with Planning and Zoning.
Manufactured home
Not allowed
Manufactured homes are not permitted in the city R-1 district, only inside an approved manufactured home subdivision.
Mobile home
Not allowed
Mobile homes are prohibited on any land inside Cherokee Village city limits, in every zoning district.
Tiny home
Not allowed
The covenant sets an 800 square foot minimum for any dwelling here, which rules out a tiny home.
Alternative structures
Not allowed
No shack, barn, garage, basement or other outbuilding may be used as a residence, temporarily or permanently.
Minimum dwelling
800 sq ft
Covers all blocks in the addition. The document also names a 1,000 sq ft minimum for "Block 10," which is a drafting error: Oneida First platted only Blocks 1 through 7. No garage or porch exclusion is stated, unlike the Zia addition, so confirm with Planning and Zoning how the 800 is measured.
