Apache County, Arizona · near Chambers · APN 206-04-138: Cheap Because It's Hard to Reach, Quiet for the Same Reason

Tree cover thick enough to lose yourself in, on high ground south of Chambers and Interstate 40, with the Petrified Forest off to the west. There is no road to this one. Cherrys Road passes about 1,800 feet to the southwest, and a rancher runs cattle through gates between here and there, so you get in on his say-so. If you've been outbid on every parcel with a driveway, this is the kind you can actually afford to hold.

The Ground Nobody Else Bid On

Every parcel you've priced with a road to it had somebody else's name on it by the weekend. The ones that sit awhile are the ones with a catch, and the catch is usually that you can't drive up to them. This is one of those, and I'm not going to pretend otherwise.

What you get for your trouble is two and a half acres of tree cover on high ground, quiet in a way a lot with a driveway never is, and cheap enough to own outright without much strain. This is ground you hold. You walk it a couple of times a year, camp under the trees when you do, and let the idea of a small place out here take its time (the county won't rush you, and neither will the rancher).

It sits south of Chambers and Interstate 40, with the Petrified Forest about twenty miles to the west. That park is the only one in the national system with a stretch of old Route 66 running through it, marked these days by a rusted 1932 Studebaker parked where the pavement used to be. Things out here get left alone long enough to become landmarks.

Here's what you need to know: there is no road in. Cherrys Road passes about 1,800 feet to the southwest, and a rancher runs cattle through gates between here and there, so getting on means a conversation with him first (the price reflects that already, which is the only fair way to sell it).

Some land is for building on. Some is for knowing it's yours while the rest of the world argues over the lots with driveways.

  • No time limit to build, so the cabin comes when you're ready
  • Two and a half acres of tree cover on high desert ground
  • Camp under your own trees while you plan what comes next
  • Go off-grid with solar, a well or hauled water, and septic
  • Site-built, modular, manufactured, or a tiny home on a foundation
  • Chambers and I-40 about half an hour north, Holbrook about 45 minutes
  • Walmart in Gallup, New Mexico, roughly an hour and a quarter east
  • No HOA, no covenants, and low annual property taxes
  • Petrified Forest National Park about twenty miles west
  • Privacy the roadside lots can't offer, since there is no road

What’s allowed, and what it’s for

This one is an off-grid retreat first.

Agricultural General is Apache County's default zone for open country, and it allows a site-built house, a modular, a manufactured home fifteen years old or newer, or a tiny home on a permanent foundation, with septic approval and a 911 address coming before the building permit. Power is solar or a generator, water is a well or a haul tank, and the county is fine with camping on your own parcel while you figure out the rest. What you have to solve first is the way in: the nearest road stops about 1,800 feet short and the ground between is working ranch land, so access is a conversation before it is a driveway.

A plain-language summary of how Apache County's Agricultural General zone reads, current to October 2026. It is not a determination of what you may do here, and it is not legal or land-use advice.

Yes, you can build a home here under Apache County's Agricultural General zoning, with no time limit to start.
The catch is access, not the rules: there is no road to the lot (Cherrys Road is about 1,800 feet southwest, across a rancher's gated range), so talk to a Land Specialist before you plan a build.
