Pima County, Arizona · near Tucson · APN 301-70-1960: A Piece of the Sonoran You Can Actually Afford

Hogle Place, Tucson, AZ 85736

Ocotillo, cholla and prickly pear crowd a raised, flat pad across the middle of this acre, the natural spot for a home with a view of the Tucson Mountains. It sits in Diamond Bell Ranch about 33 miles west of Tucson, at 3,297 feet where summers run a little milder. Cell service is strong, and the zoning lets you build when you're ready.

One Acre of Desert That Does Not Answer to Anybody

You know the feeling. Every lot close to Tucson comes with a price tag that makes you close the tab, and the affordable ones come with a rulebook. This one comes with neither. Just over an acre of flat Sonoran desert in Diamond Bell Ranch, about 33 miles west of Tucson off Shaw Road, and it is yours to build on when you are ready.

The land is raw Sonoran desert and it does not pretend to be anything else. Mesquite, Palo Verde, Ocotillo, Prickly Pear, and Cholla share the ground, and some of them have been here longer than either of us. The middle of the parcel sits a little higher and stays flat, a natural place to set a home and watch the sun come off the Tucson Mountains. Walk the corners, ride your ATV out past the line into open desert, and picture where the porch faces. CR-1 zoning is a build-a-real-house zone: one site-built single-family home, no minimum size, and no clock forcing your hand. What it will not take is a manufactured or mobile home, so come out here planning to build.

Diamond Bell Ranch sits at 3,297 feet, high enough to take the edge off the valley heat and low enough to keep the winters mild. Tucson International Airport is 33 miles east, and the city has everything you need when you need it, groceries, hospital, the university, all of it, but none of it follows you home. The name Diamond Bell comes from a late-1800s cattle ranch that ran this stretch of desert west of the Tucson Mountains, and the land still carries that same wide-open feel today (minus the cattle, unless you bring your own).

This is off-grid land. No power poles, no city water, no sewer hookup. The price already reflects that, and it is part of the appeal if what you want is a place where nobody sends you a letter about your fence height. Cell service is solid, which is more than most off-grid spots can say.

There is a lot of land out here that costs more and gives you less room to breathe. This acre does not come with strings, and the desert does not care what you drove in on.

  • Raised flat pad in the center makes a natural home site
  • Thick Sonoran desert: ocotillo, cholla, mesquite and palo verde
  • 3,297 feet keeps summers a little milder than Tucson
  • About 33 miles west of Tucson for groceries and hospitals
  • Big-box shopping on Tucson's southwest side, under an hour away
  • Strong cell signal, four to five bars on the parcel
  • CR-1 zoning: build one site-built home, no deadline to start
  • A desert wash runs just south of the property line

What’s allowed, and what it’s for

This one is a homestead first.

The middle of the parcel sits a little higher and stays flat, giving you a natural building pad across about half the acre. CR-1 zoning lets you put up one site-built single-family home with no minimum size and no clock forcing your hand, so you build on your own timeline. Manufactured and mobile homes are not permitted in this zone, and a tiny home has to sit on a permanent foundation. A well or a hauled tank with a septic covers water and waste, and there is enough Sonoran sun to run the whole place on solar. You are 33 miles from Tucson for supplies and a hospital, with Kitt Peak and Sabino Canyon close enough for the weekends you want to get out.

A plain-language summary of how Pima County's Single Residence zone reads, current to October 2026. It is not a determination of what you may do here, and it is not legal or land-use advice.

Yes, you can build here and live fully off-grid, a site-built single-family home with no minimum size and no deadline to start. Manufactured and mobile homes are not allowed in CR-1.
CR-1 is a build-a-house zone: manufactured and mobile homes are not permitted, a tiny home needs a permanent foundation, and a travel trailer is only allowed on site alongside an active building permit.
