Picture this. It's Thursday evening and you've got a long weekend coming. You text the family, hitch the trailer, and by Friday morning you're pulling off onto your own land. The camp chairs come out. The fire ring goes up. The kids haven't looked at a screen in four hours and they don't seem to mind.

That's the whole pitch for this bucket of inventory. Camping and recreation land is the one category where you don't have to wait for title transfer to get started. You can camp on it, park an RV for the kind of stay your county allows, run portable solar, truck in water, and make the most of whatever's on the other side of the fence line, from day one. No well permit, no septic inspection, no foundation pour. You just need to get there.

We carry parcels across Oregon, New Mexico, Arizona, West Texas, Colorado, Florida, Nevada, and Arkansas. Some sit a short drive from Lake Mead's boat ramps. Some are within striking distance of White Sands or Great Sand Dunes. Some sit under what the International Dark-Sky Association would call among the darkest skies in the country. None of them require a bank.

Down payments across this inventory run about $175, with doc fees starting at $250. If that's your door, let's walk through it.

Paved Road, Power at the Curb, and Fishing All Around

Hoot Owl Road is paved and power runs right past the lot, which is more than most of this old Satsuma subdivision can say. It's a quarter acre in St. Johns River country, twelve minutes from Palatka and a short run to Dunn's Creek and Crescent Lake. The lot is mapped wetland and most of it sits in a FEMA flood zone, so it's priced for what it is today.

A Half Hour From the Highest Point in Texas, and It's Yours

Guadalupe Peak, the highest point in Texas, sits about a half hour east of this ground, and the salt flats that set off a war in 1877 are closer than that. It's open desert outside Salt Flat, Texas, with no zoning and no HOA, so you can pitch a tent this weekend and build off-grid whenever you get around to it.

A Seasonal Home Base Near Route 66 and the Painted Desert

Rolling high desert north of Holbrook, AZ, a little over an acre at about 5,550 feet, with the Painted Desert and Petrified Forest National Park about 25 miles east. It sits in the Arizona Rancheros area with no HOA, so a seasonal RV setup on solar makes an easy start, and a cabin can come later.

Half the Town Kept Different Time. Out Here, You Keep Yours.

Nine miles of dirt road separate this ground from the pavement, and that is exactly the point. It's 53 flat acres of creosote and mesquite in the high desert north of Sierra Blanca, Texas, with no zoning, no HOA, and no cell signal to drag you back to town. Bring the 4x4, set up camp, and build off-grid when you're good and ready.

Room for a Weekend Cabin Under the Ponderosas

Nearly an acre and a half of ponderosa pine in the Oregon Pines, at about 4,650 feet. R-2 zoning allows a home, there's no HOA, and national forest starts about two miles away. Sprague River is about 35 minutes out and Crater Lake makes a day trip.

Drive Right Onto Ten Flat Acres of Sycan Pine Country

A two-track already runs across these 10.57 flat acres in the Sycan country north of Bly, OR, and a regular car makes the trip in. Verizon holds on most of the parcel, national forest starts about a quarter mile out, and R-5 zoning allows a home with no HOA. The 2021 Bootleg Fire came through here; some pines are greening back.

Who Buys

Folks who want a Thursday-evening escape they own.

Most of the folks buying our recreation parcels are tired of asking permission to go outside. The favorite state park books out six months ahead. The campground fills by Thursday. The one spot they love got snagged by somebody else again this June. What they want isn't a resort or an RV park with a gate code. It's a place that's actually theirs, a base camp they can pull into whenever the weekend opens up, with no reservation, no checkout time, and nobody in the next site running a generator at midnight.

Some are weekend campers who want a fire ring and a flat spot they can count on. Some are overlanders and RV families who need a home base near the national parks, the dunes, or the water they keep driving to. And a good number are people who don't need much of anything out there except quiet and a clear look at the sky.

If that sounds like you, the parcels on this page are where to start. Each listing says what the access is like and what the county allows for camping and RV stays, and a Land Specialist can point you to the ones closest to the country you already love.

What You Can Do Here

The one bucket where you do not wait for title.

The category qualifies because camping and RV use are legally allowed on these parcels and each one sits within range of a real destination.

You don't need to wait for a well or a power pole. A good solar generator and a water caddy get you operational the first weekend you're out there. Clean, simple, zero permits.

From day one, while you're in the note

Yours to use
  • Camp, stay in an RV, and use the land from day one
  • Portable solar and trucked water, zero permits
  • Tent, hammock, trailer, pop-up, fifth wheel, whatever you haul in
  • Base-camp for Lake Mead, White Sands, Great Sand Dunes, Big Bend
  • Shade canopy, deer stand, portable structure (written approval)

Once the land is yours outright

After payoff
  • Cabin, bunkhouse, or manufactured home where county-permitted
  • Well and septic (verify feasibility per parcel)
  • A corral or a framed storage shed
  • Hardwired solar and battery system
  • A spot the kids will remember longer than any resort

County rules on stay length and structure size vary. A five-minute call to your Land Specialist or the county gives you the clean answer before an extended stay.

Where These Parcels Are

Ten states, marquee country nearby.

Recreation parcels span the West and the Southeast, near national parks, dune country, dark-sky country, and great water. Each state carries its own draw.

Oregon

High desert · Klamath, Lake, Harney

The largest share of recreation-tagged parcels. High desert country in the eastern part of the state, Klamath, Lake, and Harney Counties primarily. Christmas Valley dune country for the OHV crowd. Open range, dark skies, and the kind of solitude that most of the Pacific Northwest can't offer.

New Mexico

Basin & range · Chaves, Lincoln, Luna

Parcels run through Chaves, Lincoln, Luna, and surrounding counties. White Sands National Park sits in the south of the state. Basin-and-range terrain across a wide swath, with dry climate, long sight lines, and clear nights.

Arizona

Desert · Apache, Coconino, Mohave

Desert terrain across Apache, Coconino, and Mohave Counties, with the Colorado River corridor and Lake Mead's boat ramps reachable from the northwest end of the inventory and the Petrified Forest country anchoring the northeast.

West Texas

Trans-Pecos · El Paso, Hudspeth, Culberson

High desert, mountain ranges breaking the horizon, and the darkest skies you can access off Interstate 10. Big Bend and the McDonald Observatory area within striking distance.

Colorado

San Luis Valley

The San Luis Valley and surrounding range country. Great Sand Dunes National Park is the marquee draw. Elevation runs high here, so confirm seasonal access for the use you have in mind.

Florida

Central & North Florida

Warm-water country and year-round accessibility. Listings carry their own access and recreation details on each parcel page.

Nevada

Lake Mead / Colorado River corridor

Recreation parcels sit within range of Lake Mead and the boat ramps that feed the Colorado River corridor.

Arkansas

Ozark & Ouachita

Wooded terrain, mixed hardwood and pine. Listings carry the specific access and recreation details on each parcel page.

Each listing page carries the mileage to nearby draws, the county rules on camping and RV stays, and whether HOA covenants apply. Ask a Land Specialist for a shortlist against the state, the budget, and the trip you have in mind.

How Owner Financing Works on Recreation Land

No bank. No credit check. Just the four steps.

Every parcel in this bucket is available with owner financing. You pick a parcel, put a down payment plus a one-time doc fee to get the paperwork moving, and make monthly payments until the parcel is paid off. When the last payment clears, the deed transfers. No banks, no credit check, no balloon payment at the end.

Frequently Asked Questions

Frequently Asked Questions About Camping & Recreation Land

Can I really camp or stay in an RV from day one?

Yes. Every parcel in the camping and recreation bucket allows on-parcel camping or RV use under local county rules. The specific rules vary by county and state, so a quick call to your Land Specialist or the county before an extended stay tells you exactly how long you can stay and what you can bring. Short-term camps and weekend visits are the norm across this inventory.

What if I want to leave a structure on the land?

Portable items, a shade structure, a deer blind, a portable solar setup, are generally fine from day one. Anything more permanent, a shed, a fence line, a container, is a quick conversation with your Land Specialist while the note is being paid. Most of those requests get a yes. Full permanent improvements (well, septic, foundation, built structure) wait until the parcel is paid off and the deed is in your name.

Do I need a credit check to buy?

No. Owner financing runs directly through Landopia. No bank, no credit pull, no proof of income. You pick a parcel, put down a down payment and doc fee, and make monthly payments.

How close are these parcels to parks and recreation destinations?

Close enough to be the reason people buy them. Arizona and Nevada parcels sit within range of Lake Mead and the Colorado River corridor. West Texas parcels are near Guadalupe Mountains, Big Bend country, and the McDonald Observatory area. New Mexico parcels are near White Sands. Colorado parcels are close to Great Sand Dunes. Oregon parcels are near the Christmas Valley dune country. Each listing page carries the mileage to nearby draws.

Can I hunt on camping and recreation land?

On many of these parcels, yes, following state regulations. Several carry a Hunting & Fishing secondary tag, which means they qualify for both buckets. Ask your Land Specialist about any specific parcel and they'll tell you what nearby public land looks like for hunting.

What does the down payment actually cover?

The down payment goes toward the purchase price. The doc fee is a separate one-time fee for paperwork and processing, starting at $250. Both come together at the start. After that, monthly payments are your only ongoing obligation until the parcel is paid off.

What happens if the parcel isn't what I expected?

The Peace‑of‑Mind Guarantee covers the first 100 days. If the land isn't what you thought it was, every dollar of principal you've paid comes back to you. It's there because we want buyers who are excited about what they're getting, not stuck with a parcel that doesn't fit.

Are there any HOA rules to worry about?

This varies by parcel. Some Oregon and Nevada parcels in certain areas have light subdivision covenants. Others are fully unzoned rural land with no HOA at all. The listing page and your Land Specialist will tell you what applies to any parcel you are considering before you put a dollar down.

Can I visit before I buy?

Yes, and we'd encourage it. The listing for each parcel includes GPS coordinates and a Land ID link so you can navigate directly. Cell signal can be light in some remote areas, and there's no on-site guide, but the Specialists can walk you through what you're looking for over the phone if signal allows.

Is $175 really the starting point?

It's the typical down payment across this inventory. A few parcels run higher and a few run lower depending on the specific parcel, the state, and the size. The exact down payment for any parcel sits right on its listing page.

Out here, the adventure doesn't start when the deed transfers. It starts when you pull off the road and realize there's nobody around to tell you otherwise. That's the whole point.
