You know the moment. You get the power bill, or the rate hike notice, or the third notification in a month from the HOA, and you think: there has to be another way to do this. For a certain kind of person, there is. You buy a piece of land where the grid never showed up, and you wire it yourself, at your own pace, the way you want.

That's what these parcels are about.

Landopia carries off-grid parcels across six states: Oregon, West Texas, New Mexico, Arizona, Colorado, and Nevada. The common thread is no power at the road by design. These aren't parcels waiting to be connected someday. They're remote, rural, and built for the buyer who wants the quiet that comes from being a long way from the nearest transformer.

Desert and high-desert states mean abundant sun for solar. Water comes from a well you drill, water you haul, or a cistern you fill. Septic handles the other end. A generator or propane covers the gaps while you build the system out. Dirt or gravel access is common. The parcels run larger than our typical inventory and sit farther from town than most.

That's the deal, laid plain. If that sounds like what you've been looking for, you're in the right place.

Who Buys

Folks who decided to unplug on their own timeline.

Most of the folks buying our off-grid parcels made the decision a while ago and have been waiting on the land. They've watched the utility bill turn into a subscription they never signed up for. They've read enough about supply chains to want a little distance from them. They've stood in a backyard that shares a fence with three neighbors and thought about what it would mean to hear nothing at all. What they want isn't a hardship. It's independence: power they make, water they manage, and a piece of ground where the rules that matter are the county's and their own.

Some are solar homesteaders building the setup one panel at a time. Some are families who want a place the grid can't reach and the kids will remember. Some are planning for a future where being self-reliant is the point. And a good number just want to sit in a camp chair on their own land at night and see stars without a parking lot next to them.

If that sounds like you, the parcels on this page are where to start. Each listing says what's at the road, where the water is likely to come from, and what the zoning allows, and a Land Specialist can tell you which ones fit the kind of setup you have in mind.

What You Can Do Here

Water is the limiting factor, not solar.

Let me give it to you plain: water is the limiting factor on most off-grid land, not solar, not access, not regulations. Sun you'll have in abundance out here. Water you plan for.

Solar is the good news story. Oregon, West Texas, New Mexico, Arizona, Colorado, Nevada, these are some of the highest sun-hour states in the country. A well-sized solar array with battery storage does the job for most off-grid setups, and the technology is less expensive now than it's ever been. Portable panels and a battery bank are fine from day one on your parcel; permanent, hardwired solar and battery systems go in after title transfer.

From day one, while you're in the note

Yours to use
  • Portable solar panels and battery bank
  • Portable water tanks or hauled water
  • RV for the stays your county allows
  • Camp, walk the parcel, learn the land
  • Storage container, shed, fence line (written approval)

Once the land is yours outright

After payoff
  • Permanent hardwired solar and battery system
  • Drill a well and run septic (verify feasibility per parcel)
  • Foundation, permanent dwelling, cabin, or manufactured home
  • Livestock, gardens, orchard where zoning allows
  • A permanent power drop and full electrical hookup

Water access varies by parcel and county. The listing tells you what we know; ask your Land Specialist before you commit. Dirt or gravel access is common, and a high-clearance vehicle handles most parcels.

Where These Parcels Are

Six states, all off the grid by design.

Landopia carries off-grid parcels across six states. These aren't parcels waiting to be connected someday. They're remote, rural, and built for the buyer who wants the quiet that comes from being a long way from the nearest transformer.

Oregon

South-central · Klamath & Lake

The largest share of off-grid parcels sits in south-central Oregon, Klamath and Lake Counties primarily, where the high desert opens up and the horizon goes for a long way. More cloudy days than the desert Southwest, but the elevation, solitude, and scale of the surrounding BLM land pull their own kind of buyer.

West Texas

Trans-Pecos · Hudspeth & Culberson

Hudspeth and Culberson Counties in the Trans-Pecos, out where Texas runs into New Mexico. High desert, mountain ranges cutting the skyline, and light enough regulation that you're largely on your own to build what you want, once it's yours. Solar makes obvious sense out here; the sun doesn't take days off.

New Mexico

Chihuahuan Desert · Luna County

Luna County in the Chihuahuan Desert carries most of the NM off-grid parcels. The 5-acre parcel size is the county standard for rural residential use. Dry climate, clear skies, and straightforward terrain. Water depth varies by location; the listing will tell you what we know.

Arizona

Colorado Plateau · Apache & Navajo

Mostly in Apache and Navajo Counties on the Colorado Plateau. High elevation means cooler summers than the low desert, and the sun exposure makes solar a natural fit. The terrain is buildable across much of both counties if homesteading is the eventual goal.

Colorado

San Luis Valley

The San Luis Valley in southern Colorado. The valley-floor subdivisions, San Luis Valley Ranches and Rio Grande Ranches, are flat, open high-desert scrub-and-sage parcels suited to a well, septic, and off-grid solar build. Sangre de Cristo Ranches climbs into the foothills. Elevation runs around 7,500 feet, so off-grid systems need to account for real winters and meaningful snow load.

Nevada

West-Central High Desert

The high desert of west-central Nevada, remote and dry, under some of the darkest skies in the lower 48. If maximum distance from the grid is the goal, this is the region to look. Ask a Land Specialist what's currently available.

Every listing tells you what we know about water, access, and zoning on the specific parcel. What we do not tell you is on purpose: nobody can promise the exact well depth on your acre, and we would rather flag the unknown than paper over it.

How Owner Financing Works for Off-Grid Buyers

No bank. No credit check. Just the four steps.

No bank gets involved in a Landopia purchase. You pick the parcel. You put a down payment down plus a one-time doc fee to get the paperwork started. Then a monthly payment until it's paid off. When the last payment clears, the deed transfers to you. No credit check, no income verification, no loan committee.

If This Is the Direction, Don't Sit On It

The buyers looking for off-grid land know exactly what they want. When they find it, they move. If a parcel lines up with what you've been looking for, the time to ask questions is now, not after it's under contract.

Frequently Asked Questions

Frequently Asked Questions About Off-Grid Land

What does "off-grid" mean for these parcels?

No power at the road, by design. These are remote rural parcels in states where grid extension was never the plan. Solar, generator, or propane handles electricity. Water is sourced on-site (well, haul, or catchment). Septic handles wastewater. You build the system that fits your setup.

Which states have off-grid land available?

Oregon, West Texas, New Mexico, Arizona, Colorado, and Nevada. The count shifts as new parcels come in and sold ones rotate out; the live total is always in the listings block on this page.

What's the hardest part of going off-grid on these parcels?

Water. Solar is solved technology and sun is not scarce in these states. Water access varies by parcel, and the cost to drill a well depends on how deep you have to go in that county. Plan for it. The listing tells you what we know about the water situation on each parcel; if it doesn't, ask your Land Specialist before you commit.

Can I set up solar panels before the parcel is paid off?

Portable solar and battery systems are fine from day one. A permanent hardwired solar installation, the kind that's mounted to a structure or requires permits, waits until title transfers to you at payoff. Same goes for a well, septic, and any permanent dwelling. The portable setup is a real starting point and plenty of buyers run their visits entirely off portable equipment while they plan the permanent build.

What kind of vehicle do I need to access the land?

Most parcels are accessible in a standard truck or high-clearance SUV. A few of the more remote parcels in our inventory want 4WD, especially when the weather has been at it. Each listing notes the access type so you know what you're dealing with before you drive out.

Can I live on the land full-time before it's paid off?

No. Full-time living and permanent improvements wait until the parcel is paid off and the deed is in your name. Camping visits, extended RV stays where county zoning allows, and portable setups are all available from day one.

Is off-grid living legal on these parcels?

In all the states where we carry off-grid land, there is no law requiring you to connect to a utility grid. Living without grid power is legal. The specifics on dwellings, structures, and systems depend on county zoning and any deed restrictions, which vary parcel by parcel. Your Land Specialist can walk you through what applies to any specific parcel.

How does owner financing work for off-grid land?

Same as every Landopia parcel. A down payment plus a one-time doc fee gets the paperwork started. Monthly payments until it's paid off. No bank, no credit check. When the note is paid, the deed transfers to you. A typical down payment on off-grid inventory runs around $175, with the real number for any specific parcel on its listing page.

What happens if the parcel isn't right for me?

The Peace‑of‑Mind Guarantee covers you for the first 100 days. If the parcel isn't what you thought it was, every dollar of principal you've paid comes back to you. The 365-Day Property Exchange lets you swap to a different parcel within your first year for a doc fee that starts at $250, and your principal carries over.

Somewhere out there, past the pavement and the power poles, there's a stretch of ground that runs on the sun and answers to nobody. Whoever builds a life on it will have earned something most folks only talk about.
