Imagine this. Opening day. You pulled off county road well before first light and parked on your own ground. The rig is locked. The cooler is in the shade. You know the draw to the east runs toward national forest that stretches for a hundred thousand acres. Nobody charged you to be here. Nobody can ask you to leave. You drive home with meat in the truck or you don't, but the camp was yours either way.

That is what a hunting base camp does. Not every parcel Landopia sells is a whitetail farm with food plots and a blind. Most of them are something more useful than that: a piece of land you own outright, sitting on the edge of some of the best public hunting and fishing country in the West and Midwest, where you can park your camp, run your dogs, clean your birds, and access the real estate that matters without paying a lease fee or begging a landowner.

We carry parcels from the Coast Range of Oregon down through the high desert of West Texas, up into the Ozarks of Arkansas, across the mountain country of Colorado and New Mexico, and east into the timber and lake country of Minnesota. If you are the kind of person who thinks in terms of seasons, not just trips, this is where you want to look.

Drive Right Onto Ten Flat Acres of Sycan Pine Country

A two-track already runs across these 10.57 flat acres in the Sycan country north of Bly, OR, and a regular car makes the trip in. Verizon holds on most of the parcel, national forest starts about a quarter mile out, and R-5 zoning allows a home with no HOA. The 2021 Bootleg Fire came through here; some pines are greening back.

Your Own Shore on a Lake Nobody Else Can Drive To

Nearly sixteen acres on the shore of Renner Lake, a 9.6-acre lake in Lake County, Oregon, with no road reaching the parcel and nothing between you and the water but your own ground. Getting here takes a four-wheel drive with clearance and dry weather, which is exactly why the lake is quiet. If you've spent years fishing other people's water, this is what your own looks like.

Who Buys

Folks tired of hunting on somebody else's ground.

Most of the folks buying our hunting parcels have spent years on somebody else's ground. A lease that got more expensive every season. A buddy's place that stopped being available. Public land that's fine until the third truck pulls into the same trailhead on opening morning. What they want isn't a private hunting preserve. It's a base camp they own, close to the public country they already hunt, where the rig can stay parked and the season can start before the sun does.

Some are bow hunters who need a quiet place to set up for the early season. Some are after mule deer or elk out west, or whitetail and turkey in the Ozarks. A good number are anglers who want to be an hour closer to the water. And every year a few are fathers and grandfathers who want a spot the kids will keep coming back to long after the tags are punched.

If that sounds like you, the parcels on this page are where to start. The listing for each one says what's around it and what the access is like, and a Land Specialist can tell you which ones sit closest to the ground you have in mind.

What You Can Do Here

A base camp you own, close to the country you hunt.

From day one, you can use the parcel. Camp on it. Hunt and fish it within your state's regulations. Set up a base camp for the season. Most of the game happens on the surrounding BLM, USFS, and state WMA ground; your parcel is the anchor.

One honest note: every state runs its own hunting regulations, draw systems, and season dates. Confirm what you can tag, where you can tag it, and what the access situation looks like on any specific parcel before you commit. Our Land Specialists know the inventory; local regs live with your state fish and wildlife agency.

From day one, while you're in the note

Yours to use
  • Camp on your parcel, hunt and fish where legal
  • Park a rig or RV for county-permitted stays
  • Hunting blind, storage container, cleaning shed (written approval)
  • Portable solar, portable water tanks
  • Access surrounding BLM, USFS, and state WMA ground

Once the land is yours outright

After payoff
  • Cabin, manufactured home, or permanent bunkhouse where county-permitted
  • Well and septic (verify feasibility per parcel)
  • Permanent food plots and habitat work
  • Permanent game processing shed, garage, or shop
  • Hardwired solar and battery system

Every state runs its own regulations. Look up your rules at your state fish and wildlife agency, and ask a Land Specialist the property questions.

Where These Parcels Are

Public country makes a base camp worth owning.

Hunting and fishing parcels span the West and the Midwest, in regions where public hunting ground makes a base camp worth owning and where the mix of terrain and game gives a buyer a real reason to be there.

Oregon

High desert · Lake, Harney, Klamath

High desert and the southern Cascades. Mule deer and elk on BLM and Fremont-Winema National Forest that borders much of what we carry. Oregon rivers and lakes fish well for trout and bass. Oregon carries the largest state share of hunting inventory.

West Texas

Trans-Pecos · El Paso, Hudspeth, Culberson

Mule deer is the headliner out here, with aoudad, javelina, quail, and pronghorn rounding it out. The Trans-Pecos is big country, and a parcel here gives you your own staging point for a region where access is the hardest part of the hunt.

New Mexico

Basin & mountain country

Mule deer and elk in the mountains, plus some of the best pronghorn country in the country in the open basin east of the mountains. Mountain streams and small reservoirs fish for trout when conditions are right.

Colorado

Mountain draw units

Elk and mule deer in the mountain country, in areas where the draw pressure is lower than the front range units that get all the press. Streams and reservoirs fish for trout and pike.

Minnesota

Lake & timber country

Whitetail deer and grouse in the lake and timber country, with walleye, bass, and northern pike fishing the region is known for nearby depending on parcel location. Ask a Land Specialist about water access on any specific parcel.

Arizona

High desert & ponderosa

Mule deer, javelina, quail, and elk in the unit areas to the north. Arizona's draw system runs by unit; confirm the specific GMU for any parcel before you set your expectations for a tag.

Florida

Warm-water fishing country

Largemouth bass, crappie, and bluegill are the mainstays across the region's lakes and rivers. Florida deer season is long and the state carries a lot of public WMA acreage.

Arkansas

Ozark country

Whitetail deer and grouse. The Ozark rivers fish well for trout and smallmouth bass. If fishing is the reason you want land, ask which parcels sit closest to the water.

Nevada

Mule deer & pronghorn country

Mule deer and pronghorn country, BLM land throughout.

Parcels run from about 5 acres on the smaller end to 40-plus acres on the larger, with the bigger acreage concentrated in Oregon and West Texas. Most of the land is raw and unimproved, which is exactly the point. You bring your camp; the country provides the rest.

Frequently Asked Questions

Frequently Asked Questions About Hunting & Fishing Land

Can I actually hunt on these parcels?

Most of them, yes, following your state's regulations. Some of the smaller parcels in platted subdivisions are not large enough to hunt on the parcel itself, but they still work as a base camp for adjacent or nearby public hunting land. If hunting on the parcel directly is important to your plan, ask your Land Specialist before you commit.

What is the base-camp framing about?

Most of the hunting that happens off our parcels actually happens on the surrounding public land: BLM, USFS, state WMAs, and similar. The parcel is the piece of ground you own, where you park your camp, clean your game, and store your gear. It is the anchor for the season, not always the hunting ground itself. That is an honest description of how most of our buyers use the land, and it is more valuable than a small private parcel with no public land nearby.

What game is available in each state?

Mule deer and elk in Oregon, West Texas, New Mexico, Colorado, Arizona, and Nevada. Aoudad, javelina, quail, and pronghorn in West Texas and the desert Southwest. Whitetail deer and grouse in Minnesota and Arkansas. Fishing varies by state: trout and bass in Colorado and New Mexico mountain streams, walleye and bass in Minnesota lake country, trout and smallmouth in Arkansas Ozark rivers, largemouth and crappie in Florida's lakes and rivers, and trout in Oregon rivers and lakes.

Do you carry any parcels with water frontage?

Some. Water frontage is the exception, not the rule, across rural land at these price points. Florida and Minnesota are the states where we are most likely to carry something near fishable water. Oregon also has river and lake parcels occasionally. Check the individual listing details or ask your Land Specialist.

Can I put a hunting blind or a game cleaning station on the parcel while I am still paying it off?

Yes, with a quick okay from your Land Specialist first. Improvements like a hunting blind, storage container, or cleaning shed during the note are allowed in most cases; we just ask that you run it by the team so we know what is going on with the parcel. Permanent improvements like a well, septic, or foundation wait until the deed transfers.

What if I want to park an RV or camp on the parcel from day one?

That is generally fine. Camping and RV use on your parcel is available from day one within what your county allows. Confirm any time-of-stay limits with your Land Specialist and with the county when you are planning an extended stay.

How does owner financing work for these parcels?

You put a down payment plus a doc fee to start. You make monthly payments. When the note is paid, the deed is yours. No bank, no credit check, no income verification.

How do I find parcels near specific hunting units or water?

The best way is to call or text a Land Specialist at 615-987-0908 with the unit number or water you are planning around, and they will cross-reference the inventory against it. The listing pages also include coordinates and a Land ID link so you can check the surroundings yourself before you call.

What is the minimum acreage you carry in the Hunting & Fishing category?

Parcels vary. The smallest are around 5 acres, which is not a hunting farm but can work as a solid base camp near public land. The larger parcels, 20 to 40-plus acres, are in Oregon and West Texas. Acreage is on every listing page.

What happens if the parcel is not what I expected?

The Peace‑of‑Mind Guarantee covers you for the first 100 days. If the parcel is not what you thought it was, every dollar of principal you have paid comes back to you. That is the whole point of the guarantee: you should know what you are buying before you are committed to it.

The land does not know it is opening day. You do. That is the whole difference between a camp you own and a lease you borrowed for the season.
