Property Summary

The Kind of Wide-Open Quiet You Can’t Buy Near a City

Out here the desert just keeps going. Stand on this 2.5-acre patch east of El Paso and the ground runs flat toward the mountains in every direction, the air is dry and clear, and the only schedule is the sun’s. This is high Chihuahuan Desert at around 4,000 feet, where the days come up bright and the nights go quiet and dark.

There’s a lot you can do with a piece of desert this open. Pitch a tent or pull the RV out for a weekend, build a fire, and let the kids see more stars than they knew were up there (the dark desert sky out here puts on a real show). Run the side-by-side across the flats. And when you want a proper outing, Hueco Tanks State Park is about 40 minutes up the road, where folks come from around the world to climb the rocks and look at painted figures Native people left on them centuries ago. Weekend camper, off-grid tinkerer, stargazer, fella who just wants somewhere the neighbors can’t see him? There’s room for all of you out here.

If you’re thinking longer term, the county doesn’t zone this land, so the rules are about as open as the ground itself. Site-built, modular, manufactured, mobile, even a tiny home are all allowed, and nothing puts a clock on when you start. RV and tent camping are fine while you sort things out, though the county doesn’t allow full-time RV living. No HOA turned up to mail you letters about any of it.

El Paso calls itself the Sun City and earns it, with right around 300 days of sunshine a year, one of the sunniest counts in the country and a friendly setup for solar. Your parcel sits in the far-east reach of El Paso County, out in the desert basin between the Franklin Mountains to the west and the Hueco Mountains to the east. The far-east El Paso stores and services are roughly a half-hour out once you hit pavement, with the full city and its airport a little past that.

Here’s the straight version before you load the truck. There’s no road built right to the lot. The nearest named road is about a mile off, and you reach the property over the desert roads and trails that cross this country (the deed does reserve a 20-foot public road easement around the parcel, but nobody has cut a finished road in yet). Power lines haven’t made it out here either, so plan on solar, a generator, or both, and water would come from a well, a haul-and-store setup, or something similar, with a septic system for waste. None of that is unusual for desert land at this price, and the remoteness is the whole reason it stays this quiet and this reachable.

Land like this isn’t really about the acreage on a survey. It’s about having a wide-open corner of Texas that answers to you, where you can pull off the road, kill the engine, and let the desert remind you how big the country still is.

  • Sits in the open Chihuahuan Desert in the far-east reach of El Paso County, Texas, near ZIP 79938
  • 2.5 acres (about 335 by 339 feet) of flat high-desert ground at roughly 4,000 feet elevation
  • No county zoning and no HOA on record: site-built, modular, manufactured, mobile, and tiny homes are all allowed, with no time limit to start building
  • Tent and RV camping are allowed (including an RV while you build); full-time RV living is not permitted
  • No road is built to the lot yet: the nearest named road is about a mile off, reached over desert roads and trails, and the deed reserves a 20-foot public road easement around the parcel
  • Off-grid setup: no power at the property (solar or generator), water by well or haul-and-store, and a septic system for waste
  • Sits outside any flood zone, with very low annual taxes
  • El Paso is the nearest city: plan on roughly a half-hour to the far-east El Paso stores, and a bit more to downtown and the airport
  • Big-box stores, groceries, and home-improvement runs are all in El Paso (Walmart, Lowe’s, Home Depot and the like), about a half-hour out once you reach pavement
  • Hueco Tanks State Park, known worldwide for bouldering and ancient rock art, is roughly a 40-minute drive north
